The Village

The Falls Estate Lifestyle village has a special, resort-like character with wide-open spaces and beautifully presented homes and gardens, in a safe and secure environment.

Set on 5.7 hectares (14 acres) of mostly flat land, next to the beautiful scenic Whangarei Falls, this outstanding setting is only minutes from the Whangarei city centre, various shopping centres, golf and bowling clubs, parks and churches.

The village has a resort-like atmosphere with open spaces, mature trees and expansive lawns and gardens lying well to the sunshine.

We take retirement seriously and encourage plenty of rest!

Our facilities include a heated indoor swimming pool, a spa pool, a gymnasium, a craft room and toolshed, a full size snooker/billiard table and indoor bowls, village restaurant and bar, a village shop, petanque court, outside seating areas and communal vegetable garden for residents, a hair salon, and a covered BBQ area.

All of our village homes are also equipped with a 24-hour emergency call system. But our real secret is the wonderful village community at The Falls Estate – the sense of fun and friendship that all our residents enjoy. That’s the most valuable thing of all, and the one thing money can’t buy.

Frequently Asked Questions

Are there any special requirements to become a resident?

At the time of entry, applicants generally need to be over 65 years of age and able to cope with the day-to-day running of their accommodation.

Who is responsible for paying the cost of insurance premiums in the village?

The weekly service fee includes all insurance premiums with the exception of your normal household contents insurance. Residents are therefore required to insure their own personal effects.

Who is responsible for the cost of general and water rates?

The weekly service fee includes general and water rates.

What “say” will I have as a resident in the operation of The Falls Estate?

The Occupation Right Agreement provides for the setting up of a Residents Committee, which will comprise representatives from the residents and which will advise/liaise with the Directors and the management of the Estate.

What provision is there for ongoing care, as I get older?

Falls Estate is not certified to provide rest home or hospital care services. However, we acquired the adjoining site at 90 Boundary Road with the intention of developing a comprehensive care facility at some stage in the future. Planning is underway, and there is a Resource Consent in place for a 75 bed care facility on this site. We have no immediate plans to commence construction of the care facility. Our independent living residents can arrange private access to DHB funded home care services.

Are visitors allowed?

Yes absolutely! Your accommodation at The Falls Estate is your home and as such, visitors are always welcome. The Community Centre, restaurant and recreational facilities are also available for both residents and their quests.

Are there any limitations to a resident’s absence from the village?

Not really. Residents live in their own homes and come and go as they please. One of the many advantages of planned residential estate living is that residents can go on their normal holidays, be it for a week or six months, with greater peace of mind regarding the maintenance and security of their homes. The only requirements are that management is advised of the intended period of absence and of any change that may occur whilst residents are away. Payment of the weekly service fee must be maintained as these costs are naturally on-going whether a person is in residence or not.

Can I reserve a home or an apartment for the future?

There are always homes and apartments becoming available on the Estate. We find that most people like to familiarise themselves with the village and our concept, then record their interest with us. When a particular home of your choice becomes available, we will contact you. If you do not plan moving for a year or two, you are still very welcome to visit the Estate now to learn more about the Estate concept and lifestyle.

Is there provision for a garden?

The grounds at the Falls Estate are beautifully landscaped in a manner that harmonises with the total surrounding environment. The ground staff maintain all areas to a carefully planned and monitored program. Residents can grow vegetables and change their flower gardens to reflect their own personality and taste, provided they continue to maintain them. There is also a community garden area, where residents can help grow produce for the village community to purchase at below market prices, with the profits returned to the residents’ social club.

Are there any “hidden” restrictions?

No – quite the reverse. The Falls Estate provides much more freedom from chores and responsibilities than can be readily envisaged. The only “limitations” are those brought about by the normal considerations and courtesies, which any community of people require from one another.

Who pays for the maintenance of the village?

The weekly service fee provides for external maintenance. Internal maintenance, repairs and maintenance of appliances provided in the homes is the resident’s responsibility.

Are pets permitted?

At the discretion of management, small house trained animals or caged birds may be permitted.

Currently the village consists of 153 dwellings in the following configurations:

121 x 2 or 3 bedroom homes

2 x 1 bedroom apartments

26 x 2 bedroom apartments

4 x 3 bedroom apartments.

The Falls provides residents with the use of a wide range of recreational facilities and activities, including:

Security

We take village and personal security seriously at The Falls. All of our homes are equipped with a 24-hour emergency call system.

Personal security includes the ability for residents to summon medical or other personal help at any time of the day or night.
